Norfolk County real estate sales rise despite affordability challenges

Norfolk County real estate sales and property values increased in September 2026 compared to the same month last year, despite continued affordability challenges, according to Norfolk County Register of Deeds William P. O'Donnell.

The Registry recorded 9,166 documents in September, a 4% decrease from September 2025 and a 10% decrease from August 2026.

A total of 1,439 deeds were recorded, up 3% from September 2025. Of those, 714 represented property sales, a 4% year-over-year increase.

The average sale price for commercial and residential properties rose 15% to $1,115,833, while total sales volume increased 20% to approximately $797 million.

"The double-digit gains in both average price and overall sales volume compared to September of 2025 show there is a demand to live in Norfolk County," O'Donnell said. He noted that higher interest rates and limited housing inventory continue to affect affordability.

Mortgage activity declined slightly, with 1,443 mortgages recorded, down 2% from September 2025.

Foreclosure activity also increased. Nine foreclosure deeds were recorded, compared to six a year earlier, while notices to foreclose rose from 23 to 35.

O'Donnell said the market remains fundamentally sound but cautioned that affordability pressures and rising foreclosure activity warrant continued attention.
