The Norfolk County real estate market remained active during the second quarter of 2026, with increases in property sales, mortgage activity and overall document recordings, according to Norfolk County Register of Deeds William P. O'Donnell.

The Norfolk County Registry of Deeds recorded 30,055 documents from April through June, a 5% increase over the same period in 2025. June was the busiest month, with 11,172 documents recorded, up 7% from June 2025.

"The second quarter showed continued stability in overall real estate activity throughout Norfolk County," O'Donnell said. "Despite ongoing economic uncertainties and affordability concerns, residents and businesses continue to actively engage in the real estate market."

The Registry recorded 4,711 deeds during the quarter, a 5% increase from a year earlier. Deeds recorded for consideration, which represent actual sales, totaled 2,471, up 1%.

While the number of transactions increased, their overall value declined. Commercial and residential sales totaled $2.85 billion, down 10% from the second quarter of 2025. The average sale price was $1,152,488, an 11% decrease.

Mortgage activity also increased. The Registry recorded 5,006 mortgages during the quarter, up 7% from the same period last year. Total mortgage indebtedness reached $5.30 billion, a 26% increase.

Foreclosure activity remained relatively low. Twelve foreclosure deeds were recorded during the quarter, compared with 11 a year earlier. Notices to foreclose, the first step in the foreclosure process, decreased from 74 to 68.

"The second quarter results demonstrate a Norfolk County real estate market that remains active and resilient," O'Donnell said. "Increased recording activity, rising sales transactions, and continued strength in mortgage lending all point to sustained confidence in our communities."
