First quarter real estate activity mixed

Norfolk County Register of Deeds William P. O’Donnell reported mixed but generally stable real estate activity in Norfolk County during the first quarter of 2026 compared with the same period in 2025.

The Registry recorded 23,802 documents from January through March, a 5% increase from the first quarter of 2025. March was the busiest month, with 8,812 documents recorded, up 15% from March 2025.

Property sales activity, however, declined. The Registry recorded 3,252 deeds, down 5%, while deeds recorded for consideration — representing actual sales — fell 7% to 1,346.

Despite fewer sales, the total volume of commercial and residential sales rose 5% to $1.75 billion, while the average sale price increased 13% to $1.3 million.

Mortgage activity also increased, with 4,137 mortgages recorded, up 26% from the first quarter of 2025. The release attributed the increase in part to lower mortgage interest rates compared with the same period last year.

Foreclosure activity declined. The Registry recorded 11 foreclosure deeds, down from 18 a year earlier, while notices to foreclose dropped 4%, from 69 to 66.

O’Donnell said limited housing inventory continues to affect the number of sales, while demand remains strong.
